Residential As-Builts

Floor Plans - Indicates wall, door, window, skylight locations. Window sizes, types, sill heights, glazing. Plumbing fixture locations. Standard size walls are drawn 5” wide. Walls 6” or wider are drawn to the ¼”. Ceiling heights. Floor height changes. Overall dimensions. Detailed dimensions are provided upon request.

Roof Plan - Indicates ridges, valleys, eaves, skylights, flues, footprint of structure below, pitches, overall dimensions. Does not typically include location of vent pipes or mechanical equipment.

Plot Plan - Footprint of structures, hardscape, landscape areas, fencing, pools, area drains, roof lines, equipment. Street / parkway / sidewalk sizes. Property lines based on existing fence and wall locations and other visual cues available. If an assessor’s map is available it may be used to provide additional accuracy but will not be as definative as a civil survey performed by others.

Exterior Elevations - Walls; doors; windows; roof ridges, valleys and eaves; flues; materials; floor and ceiling heights; sill heights.

Framing Section - Indicates basic framing methods based on exposed framing members located in the attic, at the eaves and, if a raised foundation, at the under-floor crawl space. If more specific structural information is required for a certain area, a framing plan indicating locations, types and sizes of strutural members may requested.

Architectural Section - Indicates rooms, floor & ceiling heights, floor package in a section taken at a location as requested.

Photographic Record - A range of photos from details to panoramic from all areas included in the scope of work. - Other services are available such as reflected ceiling plans, electrical plans, interior elevations, cabinetry.

Commercial As-Builts

Plot Plan - Footprint of structures, hardscape, landscape areas, walls, area drains, equipment, apparent lot boundries.

Parking Plan - Apparent lot boundries, landscape / hardscape, parking striping, portion of adjacent buildings.

Exterior Elevations - Walls; doors; windows; roof ridges, valleys and eaves; flues; materials; floor and ceiling heights; sill heights.

Architectural Section - Indicates rooms, floor & ceiling heights, floor package in a section taken at a location as requested.

BOMA Calculations

For commercial buildings we refer to BOMA and their standards for measuring. We do provide square footage calculations based on the BOMA standards but have found them to be lacking in providing fair solutions to all conditions nor an intuitive method of achieving standard results, therefore, we do not make any promises or claims of providing calculated square footages which would match the measurements and calculations of another party. What we strive to provide is a product which indicates how the building or space was measured and how the square footage was determined.

Landscape Site Plans

Typically included in Landscape Site Plans are fence and wall locations and types, footprint of structures, roof lines, door and window locations and sill heights, hardscape locations and types, landscape areas and basic types (lawn, planting area, raised planter, hedge), tree locations over 6” dia., utility meters, hose bibs, area drains, mechanical equipment, water features. Also available are spot elevations either from our standard list (see RFP) or customized as necessary. Some of the items not typically included are irrigation, lighting, heights of structures, identification of plant and tree species, underground pipes and utilities and property line locations. Dimensions are not typically indicated.

Commercial Lease Plans

We can provide you with floor plans for single and multiple tenant spaces as well as stand alone buildings. If requested, they can include square footages and be color coded. We can also provide parking plans which allows for a simple way to assign existing parking spaces or to be used as a basis for determining how to restripe a lot.
